In short if you coming from Brooklyn, Manhattan, Queens or Long Island:
Take Verrazano bridge (lower level). Take exit 15-S (Lilly Pond/South Beach). On the 4th light turn right onto Sand Lane. You'll see us on your right side after two blocks.
From New Jersey:
Take Coethals bridge. Stay on 278 (Staten Island Expressway). Take exit 15 (last exit before Verrazano bridge). On 1st traffic light turn right, then count two traffic lights and turn right on 3rd onto Sand Lane. You'll see us on your right side after two blocks.
